Our Hotel & Resort Practice focuses upon buying and selling Hawaii hotels, negotiating investor agreements, ground leases, commercial leases, development agreements, joint venture agreements, management agreements, and advising our clients on the business and real estate issues that typically occur in hotel and resort development. Our firm has also provided the critical counsel to get some of Hawaii's largest and most complicated hotel and resort transactions closed. Since 2004 alone, we have advised our clients on the acquisition, financing or sale of over $1 Billion in Hawaii hotel and resort assets.
Among our recent notable achievements:
| - | Closing a $132.5 Million, market-rate, non-recourse debt facility under significant time pressure on behalf of an insolvent client owned by a foreign bankruptcy estate. Remarkably, the loan was placed with a debt coverage ratio of substantially less than one, at a value of more than twice the appraised value provided by the Resort's existing lender, and in the midst of pending litigation between the ownership's partners. |
| - | Closing the $176 Million sale of The Kahala Mandarin Oriental Resort Hawaii. (www.kahalaresort.com). This leasehold transaction was the second largest hotel & resort sale in Hawaii in 2005. |
| - | Closing the purchase and the sale of The Kona Village Resort. (www.konavillage.com) |
| - | Closing the $540 Million sale of The Hualalai Resort and Four Reasons Resort Hualalai at Historic Ka`upulehu (2006) (www.hualalairesort.com). This complicated leasehold/fee simple, resort, and resort residential transaction was the largest commercial real estate sale in Hawaii in 2006 (and the largest single asset resort sale in Hawaii history). The transaction was also one of three finalists selected by The Americas Lodging Investment Summit's as the "Single Asset Transaction of the Year" for North America. |
